The project comprised a complex of 148 units for manufacturing, vehicle repairs and warehousing use, together with 450 car parking spaces. The site covered 3.95 hectares of land at the mouth of Wied il-Ghasel, surrounded by quarries and associated industrial facilities but with features of cultural heritage significance also located nearby.
The Environmental Impact Assessment (EIA) addressed potential impacts in relation to: geo-environment, agriculture, cultural heritage, air quality, landscape and visual amenity, and noise and vibration. The potential key impacts arising from the project were identified as:
- loss of an aquifer recharge area; and
- loss of agricultural land.
Mitigation measures were recommended as a result of the assessment, including a number of measures which were incorporated into the design of the project.
Development permission was granted for the project in November 2008.
